KARACHI – The recent violence in Karachi has boosted real estate values in Lahore, as scores of Karachi residents plan to migrate to other cities in the near future, real estate dealers told Central Asia Online.

Real estate prices have surged as much as 30% in Lahore, especially in the Defence areas, because of the sudden increase in demand for land and homes, Hidayat Ali, CEO of Fazaia Estate in Lahore, said.

“A bungalow having a value of Rs. 15m six months back is now being offered for sale for Rs. 20m,” Hidayat told Central Asia Online by phone.

There is a similar trend in the value of plots in Defence and Defence Housing Authority (DHA), prime locations in Lahore.

“We are negotiating with several buyers and sellers for the sale and purchase of plots and bungalows in Defence,” he said. A few months ago, the real estate business was moving slowly, but recent bloodshed in Karachi has changed the scenario as real estate agents are getting purchase orders from that city, he said.

People move first; businesses follow

At the first stage, the people having resources would move; later, they have plans to shift their business to Lahore, Hidayat said, adding that Lahore is Pakistan’s second largest business hub, making it attractive to business owners.

Investment in real estate in Defence and DHA is considered the safest because law and order in these areas is far better than in other localities, Mushtaq Khan, a small builder in Defence said.

If Karachi violence continues, Lahore could emerge as the financial capital of Pakistan, Khan said.

An improved law-and-order situation in Lahore would make moving to Lahore attractive for those who are weary of lawlessness, he added.

“Prices and demand for property in Karachi have suddenly plummeted because of violence,” Khalid Mahmood, CEO of Hamza Estate in Khayaban-e-Shamshir Defence and a 25-year real estate veteran, told Central Asia Online.

Several people want to dispose of their residences, especially in the troubled areas of Karachi, but buyers are not available, he said. Plots and houses are for sale at throwaway prices, but no one is interested in buying under the prevailing circumstances.

Government must curtail killings to revive confidence

The government must carry out a ruthless and indiscriminate operation in Karachi to revive peace and the confidence of the people, businessmen and investors; otherwise, the trend of migration could be perilous, he added.

“Our family is considering shifting to Lahore because of the critical law-and-order situation in Karachi,” Saadia Saeed, a Pakistan International Airlines employee, told Central Asia Online.

Saadia lives in Model Colony, near the airport. The area is surrounded by localities dominated by different ethnic groups who often exchange fierce aerial firing, she said.

“Sometimes we feel as if we are living in tribal areas,” Saadia said. “If we got a reasonable price for our home, we will shift our family to Lahore.”

The government has worked to improve things, giving Rangers police powers, for example.
“The law and order have improved,” Sindh Home Minister Manzoor Wassan said.

Rangers and police teams are getting information about the criminals and conducting raids at their hideouts, he said.

More than 500 miscreants involved in targeted killings, extortion, robberies and kidnappings have been rounded up during the past few days, Wassan said.

He said the government wouldn’t tolerate lawlessness in the city and stern action would be taken against the criminals.

As someone very correctly pointed out, the main job of MQM is to make sure that Karachi never takes off and gives competition to Dubai. They will make sure that it remains limited in its development and unsafe for business. I hope a large chunk of MQM is declared involved in illegal activities and subjected to severe punishment. I mean when their leader is clearly against the creation of Pakistan and loves India, what else is there to argue about ?

On Giving Competition to DUBAI, i don't know much about it but what i know, there was time when Karachi use to be International Hub for Air-planes but now very few international airlines uses Karachi for that matter, most of them have shifted their offices to Dubai, once a fish market...

Same with Gawadar, which if becomes fully functional can get Dubai Port out of business, but for some reason, that is not taking off and UAE was caught twice with its hand in the jar...

SOme ex-PIA officials from Karachi tell me that it was PIA which was responsible for shunning other airlines from Karachi airport. They thought they will capture the business on other airlines, but in the end PIA never got that business, it also ruined the business brought by other airlines.

As for Gawadar, i have heard about emirates interest in Gawadar but i dont see how Gawadar will provide competition to Dubai, DUbai caters to imports of Gulf region, Gawadar will not take it away. On the other hand Chinese want to develop Gawadar but americans are worried about increased chinese presence there.

I am not sure about PIA, i wrote what i heard...

But as for Gawadar, you need to see the location of Dubai Port, and no it is not only for local imports and exports, to reach Dubai port, the ships need 2/3 days / voyage and have to cross the straights of Hurmaz, whereas, Gawadar, Duqm and Salalah ( the last two in Oman) are in open seas and are close to trade route and it would save them at least 1.5 day/voyage..

In the Mush's time, it was found that UAE intelligence and govt had their hands in the insurgency in the Balochistan, it was the same time when Gawadar Port was about to be operative.. the Mushy govt issued some warnings and in return Emariti Govt fired few of it high ranking officials and that was all about it... these attacks in those time did not only effected operations at Gawadar but also forced Saudi+Kuwait to roll-back the refinery project somewhere near to Hub area.

And some people in Lahore are thinking to migrate to other cities due to dengue issue as no country in the history has ever managed to eradicate the problem fully. What we are hearing is that the problem will only compound manifold in coming years.

This has exposed the good governance of Punjab government once again. This government has been tall claims but otherwise utter failure. According to Rana sana the people's partyMembers are accomplices of dengue.

This was because of higher landing fees at karachi and last I read, ASF and CAA are federal run organizations. Also, it isn't like MQM can fire stingers at the aircraft so the business is still there for flights to karachi.

Many real-estate people, especially CDA officials who by the way own half of Islamabad (since they seem to get all the plots in the "random" balloting) seem very happy at the misery in Karachi since it has induced an influx of people searching for rented property and these vultures have jacked up the prices so much that even the most pathetic tiny portions of house have come to cost like 30k per month for rent.

But these guys are happy ripping off people since one man's misery is another man's joy in Pakistan and especially among muslims.

The same thing is going on in Lahore and other relatively safe parts of the country.

Not true, there is no "operation" going on in Sindh so they don't have any reasons to fear arrest. I know people who moved there for lack of security in Karachi.

Kaptaan Bhai, havent you read Altaf Hussain's message yesterday, all the criminal elemnts in MQM have been thrown out of the party. All special activities have been stopped and strategic assets have been relocated.

Actually Mirch DD is right on two counts. One PIA made a code-sharing deal with Turkish Airlines in April. I lost out on 2 flights from Afghanistan due to the strike that was held country wide by PIA employees for 4 days. Additionally Etihad and Emirates have been asking for years to be able to fly in other cities of Pakistan. So far the Government of Pakistan has refused as PIA would lose out on customers. Feel free to google it.

Secondly Pakistan has officially extended an invitation to the Chinese to:
1. Build and manage the Gwadar port.
2. Base their navy there. It has been agreed that to ensure China has a blue water navy, they should have a port in the Indian Ocean. The US government has also made official statements on this matter.

You are free to google any of this.
