Karachi real estate fast losing ground to Lahore, Islamabad – The Express Tribune

**KARACHI: ** **We all know that Karachi is probably the worst place to live in if you own an expensive mobile phone. Really bad choice that. Karachi is widely touted to be the real estate capital of the country. But that title is now under threat from both Lahore and Islamabad. Despite having taken a huge hit over the past couple of years, the city’s real estate market still has some life left in it, but maybe not for long.

According to data provided by Zameen.com – which is Pakistan’s largest real estate portal – recent trends show that investors no longer consider Karachi their first, or even second choice for that matter, when it comes to making investment decisions. This is specifically true when it comes to buying a house. But if it is real estate – specifically residential land – you want to buy, if you invest in Karachi, you still cannot go wrong. But even here, Karachi is losing ground – literally.

Lahore is now the first choice for real estate investors, with Islamabad a close second. According to Zameen.com search trends, in the first half of 2012, there were 2.2 million searches for real estate in Lahore followed closely by Islamabad at 2.1 million. Karachi was a distant third at just 1.5 million searches. The monthly trend gives no real indication that this slide is likely to reverse in the near future.

In fact, Rawalpindi, because of its proximity to Islamabad, is up at fourth and has been holding steady or making marginal gains in the first half of this year.

If we break this up, then Lahore is the clear cut leader when it comes to the ideal location for living or buying land for investment. Islamabad is the second target for real estate investors, but still behind Karachi as a choice for residence.

According to the zameen.com data, for land, it is just DHA Phase VIII in Karachi which is still a major draw, and that too because now people are able to take possession of land for construction. Without this saviour, Karachi would have been even further behind. Phase VIII is larger than the rest of DHA combined, so it has the potential to affect trends. Surprisingly enough, number two on the list is not Clifton, but Gulshan-e-Iqbal.

This perhaps is the main reason why Karachi is falling back: the lack of good choices for investors. Gulistan-e-Jauhar was supposed to become the next big thing, offering affordable accommodation, but security issues have stunted growth. Lahore has several prime zones like DHA Bahria Town, Gulberg, Wapda Town, Cantt, and Johar Town. Islamabad has areas like DHA, Bahria Town, G-13, E-11 amd G-11 among others.

There is one thing one can say for Karachi. It is tough. Despite all the security and law and order issues and the crime and the scarcity of water – all the things that investors consider when making choices – the flow of investment has slowed down, but hasn’t dried up. The interest is there, and, according to property dealers, it won’t take more than a few months of sustained peace before Karachi will once again become a big draw for buyers. The question is, will there be peace?

I know someone, who used to live in KARACHI defence. She has sold out her house there and shifted to Lahore defence. If the situation of the city doesn't improve it would be a lose lose situation for the people living there.

Karachi has been on the losing end for very long time, its a miracle how it has survived thus far. The only good thing going for Karachi is it location (port city) otherwise it'd be a ghost town thanks to MQM.

I was grown up in this city of lights, and now when I see my Karachi vanishing, its just makes feel so sad and helpless. If only all these parties who try to be become thakey daar of Karachi, realize, what have they done to the city. Karachi has seen tougher times, but somehow, things went back to normal, but now what we see, since last 2 years, there is just no end to these daily killings. Infact I had somewhere, that those who died in target killings, that numbers basically outnumbers those who died due to this war on terrorism.

situation is so alarming, yet no action being taken against all these murderers/kidnappers/mobile snatchers.

That is good news. Reduce the population of Karachi, infrastructures are not designed to withstand infinite population.

Yes. Make things so bad for people to live that they complain badly and when asked about it, reply, "Why don't they leave then?"

shift the provincial capital status to some other city to deal with growing size of karachi.

^ the Sindhi nationalists won't allow that as they'd fear that they will become a minority there. The only way forward is to develop other cities in Sindh in addition to Karachi.

Karachi has been declared as the 6th most dangerous city in the world. With port as its crowning jewel, Karachi will never leave any room for any new viable city in Sindh. Administratively speaking, the city is out of control and is being governed by anyone other than the government. Political and ethnic composition of the city makes the matter worse for implementing law and order. Karachi needs some long-term management and rehabilitation prgorammes, but only after shutting it down for some time for a massive cleanup.

^ Cant be shut down, as the population is over 20 million which is more than many countries of the world.

I know its difficut to touch karachi but why would not the sindhi natiomalirsts be happy with the shifting of center of power as they dont hold karachi.

you cannot cleanup this city. MQM has poisoned the mind of common people with ethnicity. Maybe ANP did the same.

A friend of mine says it all the time that "Pakistan teh ke feyr to banana pehna aey (Pakistan needs to be demolished and rebuilt from the ground up) … makes perfect sense to me… hun tussi kao ge Pakistan koi building aey… :slight_smile:

It is fairly common that people go to big cities to make money and when they have made enough they then prefer the quiet life of smaller cities or countryside. They prefer a decent environment for their children. Karachi is still expanding rapidly however Lahore and particularly Islamabad/Rawalpindi have more room for growth.

Yeah. sara mulba MQM par. Very typical. If Karachi is Mini Pakistan since people from all over the country are here, then why is MQM alone responsible for Karachi plight?

I think one problem is that many people come to Karachi for making quick money. They are not interested in solving the city's problems. This is why there hardly are people outside of MQM who appreciate the marvelous job MQM did to improve the city's crumbling infrastructure. While they are enjoying the benefits of MQM's work, they are also blinded by hatred enough that they put all the blame of the city's plight on MQM.
