what are they?
They belong to the person for whom Allah created this world, as He says in Quran Himself. Our Last Prophet (pbuh) is so dear to Allah that whoever follows in his footsteps becomes one of Allah's loves ones (Quran: Surah 3, Verse 31). Thats why these belongings of Hazrat Muhammad (pbuh) become so important and precious.
Why do fans get crazy when a celebrity's personal belongings are auctioned? They are sold for hundreds of thousands of dollars. Same is the case here.

Clarification
I need to give a clarfication regarding the following fact that I quoted earlier, it was a mistake on my part. Its not mentioned in the Quran, rather its a hadith. Moreover, Islamic scholars agree that this hadith is weak. Therefore, I would like to take my words back regarding this fact. I apologize to everyone. I need to do some serious research before quoting anything.
Nevertheless, it does not affect the message that I wanted to convey. The message is loud and clear. In our last Prophet's (pbuh) own words --

Narrated Anas:
The Prophet said, "Whoever possesses the following three qualities will have the sweetness (delight) of faith:
The one to whom Allah and His Apostle becomes dearer than anything else.
Who loves a person and he loves him only for Allah's sake.
Who hates to revert to Atheism (disbelief) as he hates to be thrown into the fire."
