so the roof gets insured by them, not us. They take care of it. However in case if we need the roof maintenance which can be highly likely in 20 yrs of contract, there is a 500$ fee that we have to pay them for uninstalling and then installing it back. For now they are saying they’ll waive this fee if we get the roof done with them too but ofcourse they’ll cover that price with us.
That shingles layer is a important point. I didnt think of it. Thanks for pointing that out.
I think it helps more in terms of Tax breaks we get for doing this.
Also a very important question is, if you are going to retain the house for next 20 years. I mean if there are any plans to move, its most likely one should avoid it.
