What do you mean by leasing residential roof to solar company? Will they pay you?

When you make a contract with a solar company, they lease your roof to install panels. It can be a 10/20 yr lease. Different companies have different plans. The one I spoke with install it for free. They dont pay you nothing. But what they do is to make an agreement between you and your electricity supplier and fix the bill for a timeperiod based on your average consumption.
For example, if your average bill is 100$ per month, yr new bill will be 50$ per month.
The other attraction is the tax breaks that you can get from govt. Also I believe the town taxes are locked for about 15 years so there'll be no further hike in them.

I was approached for exact same product yesterday but I did not sit down for a detail session yet. The sales person did not mention what kind of 'discounted rate' I will get for electricity, I guess they will have to look at my current rate with current electricity provider then decide what they can offer. He did say that the panels will be free of cost, free of maintenance, all 'permits/installation/etc' cost will be born by them.

Make sure you do ask them about any issues that might occur on the roof due to installation of solar panel. Will they fix the roof for you if.
Also, if you need to replace the roof sometimes in near future (say in 4 years), would you be paying out of pocket to have the solar panels removed and reinstalled?
Also if you happen to have two layers of shingles on your roof, it might not be wise to have solar panels on top of them. It might be too much weight on the roof and possibly illegal in some areas also.

I think you should take the presentation. It doesnt hurt. Ofcourse not going to sign it rightaway. Also its long process. With all the new licenses to get, ispections etc it usually takes around 6 months.
I'm dealing with Solarcity guyz. Let me know how it goes.

Not many roofs are shingles-over-shingles, but a good point nonetheless. Since you will not be paying anything for solar-panels I don't think there should be any issue for getting it installed. SolarCity should know average time of home-ownership for a person/family is 7-8 years then they move-on. Besides, if the electricity is going to be cheaper for new-owners as well as the less-insurance due to solar-panel-company-having some insurance it might be more interesting. Though there may be very picky buyers who will stay away from solar-panel-roof-home just for the looks. I will also discuss with my home-owners-insurance to see how they look at getting solar-panels installations on roofs, whether they think its positive or they consider it as hazard.

How does that effect the value of the house? I can imagine the utility bill reduction, the aesthetic of the property may get a hit, hence the market value.

If the solar panels get installed on the front side then def the looks get a dent, as a house facing north should not have a problem but the one that is facing south will like be recommended for a front-roof installation. Single-story or double-story will also be in play.

I work for the building department in Toronto and I see alot of rooftop solar panels. Never seen rental on houses only large commercial buildings. Most house applications are for personal use.
I would be carefull as the rental companies don't disclose everything (do your homework and ask them questions). Here there are zoning requirements that must be met and as someone stated, it is not visually appealing.

Did they mention anything about preventing ice-damming on the roof? From my experience atleast, any obstruction on the roof, be it gutters or skylights, has the potential of causing ice dams on the roof which can not only decrease the life of the roof but can also potentially cause leakage issues.

So they said two things about this. One is that their panel is designed in a way not to get ice/snow stuck. It'll be running 24x7 and due to hot surface either it melts right away or it'll go in corner traps from where it'll be on the roof thru corner gutters.
Second is that any damage done to the roof due to solar panels is on them. So they'll cover that.
But now I've this question, wut if there is a storm, hurricane and that damages both panels and roof?

No, not at all. They dont store any heat. Either they keep transmitting to the house or else to the grid i.e. the pole. Its a continuous rotation.

I had my whole factory unit 1 converted to solar power last year. 78 320 watt panels + 48 backup gel batteries providing power from 5pm to 6am in the morning in the absence of sun light. i saved enough in diesel bills to cover the 40% of the total package cost in one year and icing on the cake i just have to pay for minimum on electricity bill each month because of industrial meter !
panel warranty is 25 years
gel batteries for 5 years.
total cost 55 LAC PKR.

yup. they survey the premises and the roof and design iron/steel frame accordingly because the frame (panel) move automatically according to the direction of sun for maximum sunlight to electricity generation, they call it sensor device.
Solar Panel > Inverter > Battery <> Voila !
