Real Estate investment around Greater Dallas area

I am interested in some inestment in Real Estate in Dallas/Austin/Huston Areas.
I was doing some research on neighbourhoods that are hot in those cities. Specially around Dallas area, since Dallas is expected to grow tremdendously in next 15 years. The highest in nation, as mass migration is occuring from OH, MI, PY and upstate NY to TX and FL. After the current mortgage and financial crises is over, the prices for houses will rise. Specially in TX the prices seems to be very low traditionally and are barely affected. Only 3 to 4% drop in prices overall.

From a recent research for year 2008, here are the ranks of some of the cities of Texas that are in top 100 place to live.

What kind of information are you looking for? There are good (upscale type) neighborhoods in Richardson as well as run-down type (cheap) areas. Same goes for other cities. Frisco is mostly new development so areas and neighborhoods are bit cleaner and shinier.

I think there are atleast three burbs listed around Plano area. I am looking for mid-scale properties from $200K to $320K a decent single family 3-4 bedroom house that is not older than 10 years. I know a lots of foreclosures on web and they look quiet amazing for the price. Like one in Mckinney, 3200sq, 4 bed, 2.5 bath and huge lot only 6 year old, for $289K. What is your opinion on prop like that. Do you have a general idea of real estate in and around Dallas?

^ $289k seems expensive, have you checked realtor.com? When I saw your example I checked the website and it shows you can get similar house (6 yo, 3200 sq, huge backyard) for $225k. BTW I live around in Dallas area so am familiar with the pricing.

So tell me something about the GDA. Where are the hot suburbs, which direction population or properties are growing? New and Used house market? Is it easy to rent out a big house?
Any comments on foreclosures?

Right now as you are probably aware Frisco is on the "buyer's list" (mostly new housing) but from school zone point of view and probably any minor appreciation Coppell is good city (place where many Cowboy's players live(d)). So far since there is no significant appreciation its hard to say which location is good for "investment".

As for rent, I have seen people renting in remotest of places so you if you buy a house somewhere in relatively populated place then you should be able to rent it out.

have you ever tried the tax lien foreclosure auctions.They happen at the first tuesday of each month. The deals can be really really good.The only downside is it has to be paid in cash at the spot. You can find details in the specific county's websites.
