Property investments

So do you guys believe in investing in properties worldwide (Egypt, UAE, UK etc) or even in area you live?

Do you do it yourself with profits? share your experiences

Personally I don't have the know- how and stomach to invest in bricks and mortar properties. I hear REITS are a pain free way.

Right up my alley...my husband and I own two residential properties (one investment that is on rent, the other we live in but is nearly paid off, so it's about to go on rent when we move) and then my siblings and I inherited two more rental homes from my late mother's Estate.

We're lucky that our area didn't suffer much from the "bust" so we're clearing a decent amount after factoring in insurance, taxes etc on two of the properties...the other is at breaking even for now, so nothing is going out of hand on it. Being a newer townhome helps, I'm not suffering much on maintainace.

We're kind of old school on in this sense...I'm a firm believer in real estate investing, if you play your cards right and know what you're doing.

Investing in tangible asset such as properties is a safe, long term method which eventually your kids will benefit from..

Exactly! We have 3 kids to put through college at the same time! Inshallah, these will come on handy for that time or thereafter!

Is there a risk in not being diversified? Being overexposed to one asset in one location with unique economic prospects of the region?

I think it's a fair assumption to make real value lies within tangible assets? with a growing population and the need of housing have parallel positive correlation.

I agree with both points. But the question remains - risk of overexposure to the fortunes of one assert in one location, subject to prospect uncertainties of that region.

Well Khatti has two properties within a given location. I'll presume her inherited properties are maybe in a different location.

Although, depending on the economic outlook consumers are likely to rent than buy properties. In fact during a recession there is data to show the increase in rental prices. As for the diversification her portfolio is small and needs to be looked at on the micro level. I think she is fine.

At least that is what I think..Lol

I agree the Hyderabadi is reasonably diversified. I also agree during a recession, rents hold up well since folks have to live somewhere.

I was referring to a person starting out - they probably need to be aware of the inherent risk with putting all or most eggs in one basket.

As for the newcomers it certainly is risky. As in the UK. You have to put up 10% (min) of the value of the house and the rest can be mortgaged. I think that alone shows you need to have an amount of savings in the first place that you're willing to invest. And you shouldn't invest all your savings, haha.
