Chemistry, in my opinion, is that feeling where, even though you’ve only just met, you feel like you’ve known each other forever. You share similar values and are compatible - you don’t have to be clones of each other, but you complement each other where your positive personality traits are accentuated.
And of course, the is the physical attraction. People confuse sexual chemistry with love. This is just lust, but with time, as the dopamine flows, genuine feelings of love can occur.
And finally, gaze deep into their eyes - if you transcend to a wonderful magical place 
then you’re on the money. If you’re too focused on the rheum (eye boogers)…then it’s time to leave.
