I don’t own the place, otherwise, yeah, she’d be out.

It’s over this summer. We’ll see, its too early to say. For the time being, its a good deal and I’m holding onto it and not letting go of the lease.

Who signed the lease - you alone or both of you? If you signed the lease and she’s subletting from you - you can give her the mandatory notice and ask her to leave and find a new roommate.
