After searching around, I know this topic has come up before. But I need help from you guys.
My family primarily is in Woodland, CA (USA) and we have farm land out in Pakistan in a tiny little village near Vehari city. Its roughly 25 acres and we are the sole owners of it. Their are no land disputes/claims over it. The land has been leased out for a long time now.
Sugarcane, corn, wheat, and cotton are grown on it. In the past rice has been grown on it. We have ample supply of water and have an electric water pump installed. The land is all connected, it is all one tract of land.
These people leasing our land never seem to pay the lease amount correctly. I think we charge $300 an acre, which might come out to $10,000 - $12,000 a year for the lease. We never seem to get the full lease amount.
They are nice people, my family is concerned that if they lease the land out to someone else they might snatch it (kavgha) from us, so they don’t want to lease it out to anyone else.
What do you guys think should be going rate for leasing farm land? Our land has really good soil.
If we were to sell it, what do you guys think would be the going rate to sell it per acre?
What are some ways that other people have installments paid to them for the land they have leased out?
We require the family to pay us after they have harvested all the crops in one installments.
