u can get info from various resources in that particular area in Pakistan where u want to buy a gas station including banks / companies that offer loans, newspaper ads etc etc , but not atleast from any forum ................. i know a family who just invested around Rs 20 million into this business , but they've many other stablished business as well , and have quiet a reputation ................................... in short it's not a piece of cake.

There are lot of consultants around who would guide u where to buy land at good spots, get finnacing, and get all tehy NOCs. They charge some amount but thats worth..

YOu have to contact the Oil companies in Pakistan. As in Pakistan the pumps are in contract with the Oil companies and in some cases owned by them as well.
Shell, PSO, CALTEX. These are the only three main ones. Then there are PARCO ones now opening up.

U may be right to the extend that these oil companies do offer gas outlets with their petrol pumps but vast majority of gas staions are independent of these oil companies.. one doesnt need to go to these companies..

I looked into it a while back. In most cities, the land for gas stations is already designated, you cannot open one where ever you want. One you get the land leased in your name, through the government agencies, the next step is to contact an Oil company, Shell, Caltex, PSO and they will build you a station.

If you are interested in a running station, the price varies on location. The one I was interested in was in F-10 Islamabad, a prime location and the value was around 9 carore rupees, approx 1.5 million US. I am sure it is a lot more now, add another 25 to 35% roughly.

I didnt find the gas station a profitable business, the return on investment was just not good enough, unless, ofcourse, you do what most gas stations do, mix kerosene or other low grade fuel to premier fuel.

On the other hand stand alone CNG stations are booming these days. The cost is comparitively cheaper and the profit is higher. You may want to look into that.

I want to open a combo CNG+PETROL .I want to open this in a rural area where i own the land on a main road.

yup thats wat exactly I got too when i did some search. If you don't know much about this - try to look for a partner who has experience.
ITs hard to jsutify that much investment with little barely decent profit back - unless you do certain shady practices (which virtually everyone does it).
