Both are correct , those inspectors look for big issues , like structural damage, mold, termite, etc etc, but many cosmetic details they miss , I can give you some examples . That inspector gave all good report on my newly constructed house , but some bricks which were supposed to beautify the underside of all the outside doors were missing. Some knobs on the kitchen cabinets were missing. The porch light was misaligned etc etc. So all those cosmetic issues have to be pointed out by the buyer.
