I think I know what the problem is with your tree, as I had the same issue once. Anyway, after doing some detective work, I discovered that the tree was slowly being poisoned by a gutter pipe going underground…
Normally, raw sewage does not harm a tree. Nor does soap water. But when there are trace amounts of bleach in the water (like the water discharged after you have done your laundry) - Then you’ve got a big problem on your hand.
Anyway, I was advised by everyone to chop down the tree, as it’s roots were causing the underground pipe to leak. I however kept the tree, and simply re-routed the pipe!
