so I was searching the net, and found some valuable information about the flourishing real estate market in Dubai. However, I would greatly appreciate it if someone has better or say practical knowledge about it.
thanks

Re: Dubai - Real Estate
umm.... so nobody has even the slightest idea about it?
Re: Dubai - Real Estate
Prices start from 250K dirhams to whopping millions. What are you practically interested in. You are visitng Dubai shortly, get in touch with me, I'll take you directly to EMAAR's office. This is a government body that is managing the entire freehold property. There is a private body Al Nakheel which is managing a lion portion too, including the building of another tallest tower, which will be even longer than the previous tower itself.
Come down, take a practical look for yourself. Conversion is US $ 1 is equivalent to AED 3.60
Re: Dubai - Real Estate

these ads about buy property get immigrant visa, what are they all about. secondly the properties in dubai, I am assuming that there is a financing system in place.
lastly, can these properties be used as investment properties? i.e. I finance a condo and rent it out? some places have restrictions on that.
let me know.
Re: Dubai - Real Estate
Eid mubarak baray bhai.
When u buy freehold property in dubai, the government instituition EMAAR, will sponsor ur visa’s. This comes at a price, but if ur a valid green card holder or any developed European country passport holder or a canadian passport holder, u dont need any visa to live in dubai, just an air ticket to fly in.
Yes all the leading banks provide a financing system, 25 years, u can finance anything from 80% - 20% of ur house. Downpayment is required, but is very minimum. There are private Islamic solutions for financing too, example Osool.
These properties belong to u - 100% nomesayn bratha…werd, nobody is entitled to impose any restrictions. Either stay or rent them out. All u need to make sure is that a contract paper has been signed. Nobody can snatch ur property, & u can rent out any apartment, villa or condo…!
Anything else sir…![]()
Re: Dubai - Real Estate
I send my dad a brochure & 8 pages of devoted & intense research & a hand written mail, & my main context was “Dad, please trust me on this one & buy…”
He didnt listen to me. 2 years after the launch, people sold the same property with a staggering 150% profit.
I sometimes wonder why are young one’s ignored when we give advice. Dad, I am a born malik, its in my blood…being a landlord…I wanted my own property too.
Sorry if I derailed the topic or the thread, just felt like dishing it out here. dunno why.
Fraudzzz bhai, I asked my dad to buy a villa which was AED 800K, which is approx $ 250K, today that villa stands at AED 1.8 million dirhams approx $500K…!!! Similarly a small studio apartment worth AED 140K were selling for AED 260K dirhams, only a few months after their launch, today everything is sold out, & only available from agents, nothing from EMAAR, u can only get really Xpensive land from EMAAR or if a new project starts.
A Pakistani hotshot from US bought an entire “leaf” from The Palms, a rich Pakistani bought several villas, ARY another hotshot has his own schemes running alongside EMAAR. A rich Indian sindhi lady bought 90 small villas & then sold them a few months later at a good profit.
People have money, & the brains to use them & make more money out of more money. I have the brains, but I dont have the money.

as far as rental properties go, are there rental mgmt companies in Dubai? or u should start one dude..all the overseas ppl who are buying and renting out, they will get a person on the ground who is takign care of it for a fee ofcourse.
I would buy an investment propertu and rent it out so it pays for itself, but the logistics of managing it from this far away are a huge issue
Re: Dubai - Real Estate
Dude, u have given me a very good idea, let me inquire in detail once the biness(werd) open up tomorrow, they were all closed for Eid, tomorrow is still a holiday, but lets see. U have just given me an idea, perhaps, I'll buy a 745il if I get rich, & I'll owe it all to u
Re: Dubai - Real Estate
abay dont just owe it to me, this is what we do. formulate a plan. set up a corporation, have North America and UK affiliates. I will be willing to do that where we provide people a complete package.
lemme PM you a complete solution that u can provide to people.
Re: Dubai - Real Estate
well, adding to this.. I have signed a contract with Damac Holdings, and my company will be marketing their properties in North America. I plan to market the properties in Pakistan as well, and definitely will be needing support from a lot of people.

Re: Dubai - Real Estate
In todays property section in the newspaper there was a 3-page coverage of property development on those 3 palm islands, and they're open to foreign investors. I think prices start from 10 million dhs. They look really stunning, different villas, personal boat houses, shopping areas, spas closeby. Check www.ifahotelsresorts.co
Re: Dubai - Real Estate
That website is based in South Africa, but you’re right, a lot of projects are under development in Dubai. In just a matter of a couple of years the whole skyline will look different, and as the market matures, the prices will rise at a near exponential rate. Just have a look at a few projects under development…
