Re: Any Guppies in real estate?
well if you be more specific that would help.. I mean you are asking about two COUNTIES here.. is it Reading you ar asking about or some other town? anyways.. the average price increase out of Greater London is about 1.5%.. If you can give me 1st bit of postcode RG1 RG2 RG3 then I can give more precise information. :)
Re: Any Guppies in real estate?
OX1, OX4 or RG6 ideally.
Re: Any Guppies in real estate?
houses make great long term investments, the propery boom we've just seen is unlikely to be repeated for a few years now. i'd still reccoment anyone thinking of buying to buy now rather then wait as the housing shortage in the uk continues to push up prices albeit more slowly. buy now, put it on rent and let it pay for itself until you really need to sell as house prices will always go up. i'd suggest you hang on to your property as long as you can and hopefully catch a couple of property booms in the process.
if you want to make a quick profit (20k+) you have to renovate the house to a high standard before selling
Re: Any Guppies in real estate?
in RG6 area the prices went down in 1st quarter … for example from 340K in Feb to 318K in MARCH..
dun be alarmed even in LOndon, where prices are going UP, Ilford declined by 3% a MONTH.
in OX1 average price went up from 260K to 280K in three months
in OX2 its declining again.. from 290K in Jan to 272K in May..
these records are from land registry office
Re: Any Guppies in real estate?
And OX4...that is the area right near the Thames trail walk and 2 minutes from the rowing club.

the current value is about 310K near the rowing club (OX4 4BL)... the down side is that no sale agreed this year.. so its hard to predict the current price trend. :( but it definitely tripled in last 4 years.
Re: Any Guppies in real estate?
Do prices stay high thru out that BL-BG postcode range?
Re: Any Guppies in real estate?
Can you give me the website you use brother. Thanks.
Bhai I need a capital gain of £30k, or will do within 18 months. :(
Re: Any Guppies in real estate?
I don’t know much about British property market but things in Ireland aint doing good at all , house prices fallen around 10,000 euro since January . The average price paid by home buyers in July was 301,267 euro , about the same as in June 2006 .
In the last seven months , Dublin house prices dropped by 3.8 % .prices for three bed semi detached houses are down by 4.3 % since January .
I say , the fact new house construction is slowing and irish property market is coming towards the top of the cycle in terms of interest rate and this is highly critical in determining how the market behaves .
So LBG , whtz the current interest rate in England at the mo ?
Re: Any Guppies in real estate?
Base rate?
5% or something like that.
Re: Any Guppies in real estate?
^ its 5.75%.
Re: Any Guppies in real estate?
how many properties do you have?
Re: Any Guppies in real estate?
None. I'm looking to buy. That's the point. I want to buy, see a capital gain (in my case only £30k) and then sell.
That's the point.
Get it?
Re: Any Guppies in real estate?
good luck.
