Never ever buy any real-estate in Pakistan unless you are planning to settle in Pakistan for good!
The real-estate sector is the most corrupt sector in the country, where a single plot/apartment is sold several times and in some cases there are some other people who SITS on the place and you are left with dates in courts for next 15-20 years...
Your money is hard-earned, these people selling/dealing in real-estate business do not give it a damn that how hard you have worked to get that amount together, they just want to take it from you, i have met overseas Pakistnies in different countries, 90% of them have been direct victim of real-state frauds...
Again do not even go for Govt. Announced schemes, they are more corrupt then the private ones. Simple if you want to invest in something, buy gold-bars... 10 grams, 20 grams.. buy it every month.. buying a gold bar of 10 gram a month would end you up with 120 gms of gold in your hand... where as paying installment for your plot/apartment would have you no where and you still have to pay the remaining installments otherwise you'll lost the one you have paid....
Just buy gold, as whatever you'll buy remains with you and it can be sold whenever you want to sell it at a set market rate and no one would be telling you that you cannot get the real value of your plot/apartment because market is down ( but whenever you want to buy market is always hot)
Never ever trust your relatives for your property...

You are right, But that is very costly. And I am saying about an orgaization which has same reputation and hope for just 20% of DHA rates & also payment in easy terms.

DHA have nothing to do with Revenue and/or Land department likes of Lahore Development Authority (LDA), hence no patwari or File system.. moreover, they don't have huge demand ( due to the cost factor mainly) compare to other colonies likes of Bahria Town and Edens and others...
Buying Gold bar is good investment in long term...

Yes, PA type discussion but any self respecting Navy in a country would not allow a brand name like "Bahria" to be used by private (private?) individuals, unless the decision makers get a cut out of it.

Bahria Town - initially i thought it was some project by the Navy but then it turned out to be non-Navy project on the name of Navy, if i am right, Navy did issued a weak denial of about one and half line stating that they have nothing to do with this project ( or something like that)...
My father wanted to buy property in Bahria town, so i went there, it was a treat to watch... nice apartment like villas, state-of-art Mosque, Malls and things like that... then i called a friend of mine to ask about the land value and legal status of Bahria town... to which he said... don't invest/buy anything there.... ( it was mushy's "Golden Period") i was bit surprised, people were all lined up for hours to get registered... and this guy was telling me to not to do anything...
well i didn't and i am glad I didn't...
Buying Real-Estate in Pakistan is equal to getting looted... don't go for it... unless one is going to get settle in that property... no point in renting/leasing either...
@ Pasha - I have yet to see a property developer who do not have GOOD reputation... everyone have excellent repute... but if not all, then most of them are corrupt and got no respect for the buyer, i.e., have ill-intentions to begin with...

Doesn't matter if it is at highest, it ain't going to come down big time and can be traded any time.. whereas the property, if the buyer can ever get hold of it, is head-ache to sell...

What world have you guys been living in. there was a legal battle between navy and Bahria Town owner, Bharia Town's owner was very powerful at that time and won. He even once encroached upon a retired general's property.

Also at present the price of gold is all time high.. Rule for investing: Never invest in something which has peaked.
Look for bargains.. good value for money is key to investing intelligently.

and totally agree with you on gold. if you look at its chart, gold has never been a good investment. it hovered around 400 for 24 years or so? and of course, your other point about it not being productive/cash flow producing is valid as well. and generally buy anything at its peak is never a good idea either.

I was working on this since last two and a half years . My people don't allow me to use their name .
There are popular schemes are Bahria , DHA is going to announce shortly (K.Brothers),
Intelligence bureau's Gulberg is going high . You can ask me more but I am never a property dealer . I shall tell you very shortly about mine .

Most of the time I heard pplz complaining that they paid all due amount but still the 'registary of land/home (ownership)' wasn't issued on time.
