True there is more stability in commercial but the London residential market is good and its easy to get funding for residental as opposed to commercial. I need a good lawyer to get rid of a tenant in a commercial unit....he owes me a lot of money and he is an expert at playing the system lol

U'll definately have difficulties there, the only reason u can get him out is if he's not abiding by the terms of his tenancy or not paying his rent. The loophole for not paying rent, is that when u take him to court, if he can claim to pay you the money then there's not really much u can do but accept the money. Is that what he keeps doing?

But i'm sure if u employ a really good sol u'll get him out

Well I finished work came home and had something to eat and was planning to go to the gym across the road from me but then I though I might as well give it a miss and start afresh next week.....besides I am not really a party person or a crowd person....I like my privacy.

Iagree the rent for residential properties in london is skyhigh, whereas here its not really. The advantage of commercial tenants is that u have stable and expert tenant for a period of 10 yrs at the minimum, who are liable for all the repairs etc. Freeholder can just sit back and reap the rewards.

Problem is he brings silly counterclaims and judges are reluctant to do anything until his counterclaims have been settled lol

thats true...but instaed of buying one commercial unit you can buy perhaps 3/4 residential units.

Hmmm u can buy a commercial for £400,000 get £60,000 rent pa which automatically increases the value of the property to around £750,000 - £1 million.

Or buy 2 houses for £400,000 and get £40-50,000 rent whilst not much of an increase in property

15% yield on a commercial property is good if you can get it....but I don't think there are many of them about..lol

Residential properties should double about every 8/10 years on average

^ yeah u kind of need experience to know which properties will yield that income...anyhow he's slowly slowly moving in2 developing.

Only commercial properties where you can get a decent return would ones which are empty and if you can fool some tenant into paying you over the market rent then you might get a decent return otherwise I don't think so lol
