Price of flats in multistorey buildings have come down, but the average price of a single family home has actually gone up. Also, it is not just the new homeless seeking homes, but foreign relief agencies and their personnel looking for office and residential space that is boosting prices.

Richard: Panama seems to be one big real estate agency in Karachi but I don't think you they have any website yet, there is no 'big database' for the available properties (lease or purchase). There are some small databases (privately built) but I doubt they would cover all cities in entirety (even major cities). You can try google'ing to see what sites comeup.

Tanveer: I doubt the prices will ever go back to 3-year-ago levels, there might be some recession in prices but I think not more than 20% of current levels. Some areas have already seen recession to some extent....

In my opinion, property prices could go back to those old levels if the taliban replaced the current regime, the war on terrorism came to an abrupt end, oil prices fell back to $10 a barrel and India and China went into a recession. It is possible but doesnt seem probable.

In Lahore, realestate prices actually moved up nearly 30% last week. The stock market is back up too. The government is pumping hundreds of millions of dollars into the economy. The world governments are talking about adding billions more over the next five years. wealthy Kashmiris want homes in the low country rather than rebuild homes in Kashmir after the earthquake. In Islamabad the rental market for homes is on fire. People dont want to live in high rises, but nobody wants to leave Islamabad. New western relief agencies are moving in everyday and offering rents of US dollar 3000 a month and more and are willing to pay one year advance rent in addition to a security deposits. Foreign embassies are willing to pay a lot more. In such an enviornment you can hardly expect real estate prices to come down. property in Pakistan is a good value by any international standard.

Pakistan has a serious shortage of infrastructure. There just isnt enough developed property to meet the increasing demand.

Wow! $3000 to rent a home in Pakistan is incredible by anyone’s standards.

That is almost Orange County, California home rental rates. Almost. :slight_smile:

^^property prices are still going up alot everyday, and there is ALOT of demand for zameen, a smal 1 kanal pot would be alot of money and will have MANY people trying to buy it, in many casses lotteries are done for whom to sell property to

Its still good to invest in property in pakistan, but as Najim said, buy smaller plots as bigger ones, as the smaller ones are more in demand and are sold easier as the bigger ones and the profit margin is more.

This time I saw that Baharia Town prices have gone down a bit, Defence in Islamabad is still expensive.

We bought a plot in F-17 in Islamabad, its a new sector will be build soon.
(soon in pakistan = several years)

If the economy is projected to grow by 6-8% GDP every year then I fail to see a market correction for a few years at least, although the property prices may not incease as much as they have in the past.

I recently investigated prices in Karachi and a month later I am still in shock & denial. I was told that a plot in DHA is about 2 crore for 1 kanal !! Creek city apartments are 1.5 crores and house rent is a whopping 75k per month !! Wow !!

I joined this forum today for the first time. In my humble opinion, the property is "EXTREMELY" expensive in Pakistan....I do not live there though...Just suppose that the income of an Engineer is 26000....per month...and his savings would be at maximum 6000 per month .He wishes to buy a plot of 7 marla @100000 par marla (may be the the cheapest), then he has to save consistantly for nearly 10 years......but ofcourse there is no shortage of haramkhores.....and those are the people who drive the prices but this will not last long.....soon the prices will go to a place where the person who is selling will cry but no one will buy his/her plot.....Tanks to Banks.....

Aray bhaijan, have you not heard? BB is making a deal with her alleged enemy, Mushaharf. She will be in power soon, so there will be looterays and bhagoreys that will continue to drive the prices up. Just imagine the number of Mr. 10%'s that could be around :)

Yes I do.....When there would be other investing oppurtunities like Stock exchange....IT companies etc, this property will go to earth again...my point is the property has to be in the range of average income earner and it will be very soon....The priices are reducing at a sharp rate and the Haram Khores who have put their money in Dust will learn a lesson....the oppurtunities for these haram khores will also decrease with the passage of time and as information technology will spread into govt departments....
