Unfortunately I know some too. a Gentlemen who is semi retired had bucnh of property in pakistan, I had been advising him to sell it for a while, he finally sold it and wanted to invest it in dubai. I had told him then, dont be in a higly leveraged position, you have enough cash to outright buy a property, do that , park your money in a safe place, values go up and down you are not impacted..rent the plae out and you have decent cashflow. Then soem real estate agent talked him into some great deal where he had multiple units, and all he was banking on was to flip them. not sure what his situation is now.
